Landed Living In HDB Flats


Singapore as we all know is a tiny red dot on the map, resulting in the limited supply for land. Many of us wish to have the luxury of space in our own home and when it comes to space, landed houses comes into our minds. Yes the land sizes of these landed houses are big to begin with but having multiple levels multiply the build up area giving us the space. Of course, having a flight of stairs in the house also visually gives the house a more luxurious feel. These house though are a little pricey so many of us would look for a cheaper alternative which is a Masisonette Flat.


HDB Maisonettes or Executive Maisonettes (EMs) are two-story HDB homes that come with at least 3 bedrooms and 2 bathrooms, with some having a third bathroom. The lower floor is typically for all the common living spaces, including dining room, living room, kitchen, balcony, as well as a third bathroom and a utility.


Today, Maisonettes are not part of the flat types that HDB lists on its website, so we can assume these aren't being built anymore as well. However, there are rare instances of similar units built HDB more recently, such as the loft units at Dawson SkyTerrace built in 2015. The HDB Maisonette was last built in 1995 and has since ceased to exist as a housing type choice for new BTOs. Compared to the typical HDB units, Maisonette has multiple distinct characteristics that makes it unique but bear in mind that the youngest Maisonettes are already 27 years old.


Maisonettes became a popular choice in recent years amongst young couples and singles. This is probably due to the lifestyle of hosting and having to work from home due to Covid-19. Many have also spent a large sum of money to renovate the unit giving it a fresh and modern look.


While HDB Maisonettes are unique and provides landed living at a much more affordable price, they are not exactly cheap. Buying the flat and renovating it could cost you close to a million Singapore Dollars. Is it a wise choice to spend your money on a Maisonette from a value point of view?
